Completely agree, especially on the high end. I can speak only for NJ, but these new built so-called “luxury” townhouse prices are ridiculous. Also, in many middleclass communities across NJ, there are still relatively modest homes going for over $700,000! At some point there’s just not going to be enough buyers at those price ranges and we should see them coming down.
Part of the reason we have the issues we do with housing is absolutely how we have conducted immigration policies over the past 50 years. Yes people the cost of housing is absolutely impacted by what’s known as the law of supply and demand.

I knew a guy who bought sailboats in Hawaii from people who had sailed over there and discovered they hated ocean sailing. He brought them back to the west coast where he sold them at a healthy profit to people who dreamed about being an ocean sailor, first stop Hawaii.
