When I lived in Massachusetts, I owned a 3-family property in Lawrence. One tenant was a Laotian refugee family. In fact, three families packed into that one unit. They all worked, and worked hard. None of them had credit to take out a loan or get a credit card. They paid cash for everything. And they lived absolutely frugally. It turns out that they were pooling their incomes, and after a few years had enough cash to buy the whole building. And they did. They terminated the leases of the other two tenants, and each family had its own apartment, and the whole thing was paid for and owned outright.
